What a Proper Boiler Service Actually Involves
A genuine annual service takes 30–60 minutes and follows a manufacturer-defined procedure. Anything less than 25 minutes is a 'visual' check, not a service, and won't satisfy a warranty claim.
Step one is the visual inspection. We check that the boiler is installed to current standards: correct flue clearances from windows and openings, adequate ventilation, no signs of overheating, no combustible materials too close to the case, condensate properly trapped and routed, and gas pipework correctly sized and labelled.
Next is the combustion analysis. The flue gas analyser is calibrated annually and inserted into the flue test point. We measure CO (carbon monoxide in parts per million), CO₂ percentage, oxygen ratio, and combustion efficiency. Manufacturer specifications give us a tight band — anything outside that band signals a problem we investigate before signing the boiler off.
The case then comes off for the internal inspection. Burner condition, heat exchanger fins (checked for soot or limescale), ignition and flame-rectification electrodes, fan condition, condensate trap (drained and cleaned), siphon, and seals. Anything worn is reported. Anything dangerous is fixed before the boiler is returned to service.
Gas pressure is verified at the boiler inlet under load — confirming the gas supply itself meets manufacturer minimum requirements. Many boiler 'faults' are actually gas supply issues that no amount of boiler repair will solve.
Controls are tested: room thermostat, hot water cylinder thermostat (where present), boiler controls, and any smart heating system (Hive, Nest, Tado, Worcester Wave). We confirm everything responds correctly to demand.
Finally, the service is logged in the boiler's benchmark logbook (essential for warranty claims), and you receive a written service report. Landlords also receive a Gas Safety Record covering all gas appliances in the property — boiler, gas hob, gas fire, etc.
